We are moving to Universal Area, Paphos, Cyprus.

The cosmopolitan area of Universal, located on the east side of Paphos is popular with permanent residents and holidaymakers alike, due to its proximity to just about anywhere!



What has it got going for it?

The area's rather ‘unusual’ name came from Universal Insurance who were the previous land owners. It's the perfect balance of being out of the fast life of the tourist hub, yet still remaining within touching distance

The area is newly developed with most property being less than 20 years old, predominantly consisting of small and large residential developments. This also means that roads are wide and pavements run throughout. 


The case against, limitations?

Over the last 20 years this high-density area has been a favorite among all developers including Pafilia, Leptos Estates and Costas Gavrielides and Sons. Now the area can be criticized for being high density resulting in some specific projects being overlooked. 


Well connected?

Definitely! In fact, you could quite easily walk just about anywhere in Paphos whether you fancy a day out in either Paphos Old Town or Paphos Harbour! The area benefits from regular bus services to Pano Paphos and the Harbour running every half an hour. Paphos airport is a mere 15-minute drive from your front door using either the Geroskipou dual carriageway or the Paphos to Limassol Motorway. In 2020 Sotiraki Markidi Avenue benefitted from the construction of a new classy road connecting Universal to the Business Town.


Schools and Healthcare?

There are numerous hospitals within close proximity – the main two being the Paphos General Hospital and the Iasis Private Hospital. The Iasis Private Hospital which covers a wide range of specialties is located in the far corner of Universal with a pharmacy on site. An additional pharmacy is conveniently located in Pafilia Development Elysia Park..

The The International School of Paphos and Aspire Private school are both less than 10 minutes’ drive. The school run will never be too much hassle! 


Shops?

Universal has several large kiosks with all your essentials. Centro Universal Kiosk even has its own cava section selling everything from local wines to premium spirits. Garden of Eden Supermarket is located 5 minutes’ walk west of the area, famous for its fresh fruit and vegetables, excellent for those summer Mediterranean meals. The famous Kings Avenue Mall is less than 5 minutes’ drive. 


Where to eat and hang out?

Located in Elysia Park, Elysia Breeze All Day Lounge Bar is a fantastic modern restaurant serving everything from breakfast buffet to gourmet dishes, or simply enjoy a cup of coffee or a glass of wine by the fountains. All your takeaway favorites can be found in Tasty Fast Food & Lounge. & Pambis Diner is a favourite amongst both locals and tourists alike for the variety of delicious cuisines and also the beautiful talking parrot who is a permanent resident there!


Notable areas / projects?

Leptos Estates projects include Paradise Gardens I, II, III, and IV, and Nefeli Gardens. All projects have Leptos’ signature mosaic swimming pools surrounded by lush palms.

Pafilia have built some stunning projects, adding character and exotic landscaped gardens back into the area. Notable projects include, Iris Village, Ilios 2, Hesperides Gardens, Iris Cottages and Elysia Park (no Title Deeds for the latter yet). 

Costas Gavrielides & Sons have several fantastic high quality developments including, Sirena Sunrise, Sirena Cypria, Sirena George, and Sirena Olympia

Special mention to Paradise Gardens, Sirena Sunrise, and Sirena Cypria for having arguably the best location in Universal due to their close proximity to the sea!


What are prices like?

It’s true that you will get more for your money in Universal than you would in let’s say the highly rated Tombs of the Kings Area. Prices here range from 80,000 euro for a one-bedroom apartment in a luxurious complex to 300,000 euro for a three-bedroom penthouse apartment. 


What’s available today?

Currently we have two excellent properties for sale in Iris Village. A stunning 3 bedroom penthouse apartment with a large terrace with sea view and a storage room for 260,000 Euro and a spacious 2 bedroom end Townhouse with a large garden for 150,000 Euro.
