New tendencies on Cyprus resale market

Over the period of 2009-2010 a new tendency has become more and more obvious – this is the increased share of the resale properties amongst the overall property sales in Cyprus.



While only 5  years ago no one even entertained the idea of purchasing a ready home in Cyprus, today everyone knows that choosing a resale property is the most financially prudent  and safe way of buying a home in Cyprus. Today when talking about a resale property we don’t refer to some aging buildings constructed in unpopular areas. Modern resale market offers superb properties ranging from apartments to great mansions, built by the most reputable developing companies in the best areas of Cyprus. A number of specialists on the resale market including Cyprus Resales are offering great value properties directly from the owners. Statistically these resale properties are cheaper by 20-40% from similar offers of brand new properties from developers. 

Also very important aspect of buying a resale property is the fact that you can actually see it and walk in it. You don’t imagine your future home, but see exactly what you pay for. At the same time overwhelming majority of resale properties already have title deeds or are about to get them, which solves one of the most controversial and sensitive issues with Cyprus property, making it a very safe and sound investment. 

A strong tendency on the Paphos resale market over the first half of 2010 reveals that the safest investment with a stable capital gain is provided by a purchase of a villa in a prestigious location amongst which are Kamares Village, Coral Bay area and picturesque coast of Sea Caves. The average value of the resale villa in these areas varies from 450-500 thousand euro. 

Sales’ manager of Cyprus Resales  Mrs.Yanina Osipova is confident that “the popularity of the resale market has only one way to go and that is a stable growth”. The reasons for that is the fact that the fundamentals of the resale market are “solid and healthy”.
